Developer launches volunteers club for its Penang staff to do charity work

FOLLOWING its launch in September last year, Eco World Foundation has donated tables and chairs to eight schools in the Klang Valley.

During the floods in the east coast of Malaysia, it spearheaded a relief mission to provide aid to victims.

The Foundation mobilised 27 volunteers to clean up schools and hand out food.

The volunteers are members of the Eco World Volunteers Club, which was launched in May in the Klang Valley and in June in Iskandar Malaysia, Johor.

Yesterday, the staff of Eco World Penang signed up as volunteers for the newly launched club here. The club is only open to staff of Eco World.

Foundation trustee Philip Matthews said the objective of the club was to promote and encourage participation of Eco World’s employees in charitable work through the activities of Eco World Foundation.

He said the foundation was set up to serve as a platform for Eco World to fulfil its corporate social responsibility programmes.

“The foundation aims to undertake humanitarian projects with the mission of addressing social-shortcomings such as in areas of education and literacy.

“One of the main programmes by the foundation — the Eco World Student Aid Programme (SAP), sees an allocation of RM5mil per year to meet basic educational requirements for needy students in the country,” Matthews said.

He added that volunteers were needed to check in on the children and “this is where our staff come into the picture”.

“We do not expect anything in return from these children, we just want them to be given a fair opportunity to succeed in life,” he said.

Eco World Development Group Bhd executive director Datuk Voon Tin Yow, who was also present at the launch of the club at Eco World Gallery in Macalister Road, said the foundation does not merely fund different causes, but also follows through to make a real difference.

The foundation has since adopted over 3,000 students in the country and offers assistance to deserving primary school pupils with outstanding results to further their studies in secondary and tertiary levels.

But I know not many will take the time out from their busy daily schedules to take a proper long bath, which can be a fantastic way to lower your stress levels and wash away the pains of the day, amongst other benefits.

Here are our top tips to make your bathroom the ultimate relaxation spot, assuming you have the ultimate item to begin with: a good-size bathtub!

1) Set the mental mood

This scenic seaside view is made all the more breathtaking with the presence of a loved one.

The first thing you have to do is decide where it is you wish to “float off” to. Would it be a private stretch of white sandy beach with gently swaying palm trees? Or perhaps a rose-filled garden where boughs of scented apple blossoms delicately wave to you?

Knowing what type of mood you intend to reflect throughout your bath time is crucial because everything else follows suit. If you’re planning to completely remove yourself from the mental thought process, it would be a very different scenario than if you were to think a particular problem through.

2) Disconnect, then connect

Relax and unwind away from the harsh reminders of daily life.

What on earth could this mean? By disconnecting, it would mean unplugging from the real world, harsh reality and incessant notifications. That’s right, you’re going to connect to some enjoyable music to keep the mood going! Plug in your favourite tunes and make sure it’s turned down low so that it only serves as background music. Allow yourself to be carried away on a soothing wave where you can be completely at ease.

How about a little something to tantalise your tastebuds? Before you slide into that bathtub, make sure you bring a delicious beverage along with you. A cold refreshing drink is a good idea.

What’s the fastest way to awaken your inner soul? Since the sense of smell is located in the same part of the brain that affects emotions, memory and moods, it’s safe to say that making sure your bathroom smells like it’s heaven-on-earth is the way to go.

Through the (singular or combined) usage of aromatherapy bath oils, bath bombs, bubble bath liquids, and so on, you can easily tune in to the mood you’re planning to set. You name them, they’re easily available for purchase!

4) Lights, candles, action

Not only do scented candles give off soothing smells, but they also emit a warm and romantic glow.

Mood lighting is a simply wonderful way of bringing the ultimate bath time together. If you are able to, it’s best to install some special lights that comes with dimmers, so you can control how bright or dark you would like your bathroom to be.

However, you can also opt to turn off the lights altogether and use multiple candles to create a romantic effect. Bonus points if the candles are lavender scented (for its calming ability to remove nervous tension) or citrus scented (for its uplifting ability as a pick-me-upper)!

5) It’s all in the textures

Fluffy towels and soft bathrobes are capable of bringing your body to a whole new level of comfort.

After all the effort that you’ve put in to ensure the ultimate bath time, it would be a shame to step out of the bathtub and be hit by a blast of cold air! Ensure you have a clean supply of fresh cottony towels, soft bathrobes and fluffy slippers to envelop yourself in a safe and warm cocoon. Pay careful attention to the textures when buying them; you wouldn’t want something that doesn’t dry your pampered body properly, is scratchy or leaves bits of fluffy lint all over you!

In order to complete your experience, go ahead and treat yourself to a hot cup of something rich and creamy, like chocolate or a latte. You’ll be sure to have a huge grin on your face and feeling like you lost a weight off your shoulders. You can thank me later!

KUALA LUMPUR: The Battersea Power Sta­­tion development on the south bank of the Ri­­­ver Thames is one of Malaysia’s most notable investments in London.

Speaking at a cocktail reception at KLCC last night, British Prime Minister David Ca­­meron said he hoped that it would be the start of many more investments to come.

Later, Battersea Project Holding Company Ltd chairman Tan Sri Liew Kee Sin briefed Cameron on the project’s progress.

The reception was hosted by British High Commissioner to Malaysia Vicki Treadell.

Also present were CIMB Group chairman Datuk Seri Nazir Razak, EPF deputy chief exe­­cutive officer (investment) Mohamad Nasir Ab Latif and British Minister of State for Trade and Investment Lord Francis Maude.

MALACCA: Land reclamation work for the Malacca Gateway project has been halted.

Chief Minister Datuk Seri Idris Haron said work has stopped since February so that a Social Impact Assessment (SIA) report could be prepared to accompany earlier EIA reports.

“An in-depth macro Environmental Impact Assessment (EIA) is also needed to gauge aspects like the livelihood of fishermen, morphology, hydrology and marine water quality before work can continue,” he said in reply to Chin Choong Seong (DAP-Kesidang) at the state legislative assembly sitting here.

Malacca Gateway has an estimated gross developmental value (GDV) of RM40bil spanning 246ha including reclaimed land.

Once completed, the project would house the largest private marina in South-east Asia with 12 precincts, including residential, commercial, cultural, entertainment and lifestyle elements.

Meanwhile, the assembly learnt that the state Customs Department has collected RM112.6mil through the goods and services tax (GST) since the implementation on April 1.

Malacca Unity and Consumers Affairs committee chairman Datuk Lai Meng Chong said of the amount, RM74mil was collected in April and the remainder in May.

“We have yet to receive the amount collected in June and July,” he said in his reply to a question from Lai Keun Ban (DAP-Kota Laksamana).

The assembly was also told that enforcement officers from the Health Department issued 945 notices to those caught smoking in public areas from January to June this year.

State Health and Sport Development committee chairman Datuk Ab Rahaman Ab Karim said they were caught for lighting up in non-smoking zones in the historic city.

“A total of RM37,970 in fines were collected during the same period.

“The state has gazetted 21 areas within the historic city and other towns as smoke-free zones since June 15, 2011,” he said in his reply to Md Rawi Mahmud (Barisan Nasional-Tanjung Bidara).

State Agriculture and Entrepreneur Development committee chairman Datuk Hasan Rahman also said that 5,122 individuals affected by the June 7 flash floods in Malacca had received RM1mil in cash.

He said Melaka Tengah topped the list with 4,130 individuals and 982 in Jasin with each receiving RM200.

“In the long-term, flood eradication programmes such as the widening of irrigation and drainage systems have been planned,” he said in reply to Dr Md Khalid Kassim (PAS-Bukit Baru).

Sepang council offers 5% assessment rebate to companies that qualify

ELEVEN business operators in Cyberjaya have been offered 5% rebate on their ELEVEN business operators in Cyberjaya have been offered 5% rebate on their assessment rate for meeting the green index requirement.

This is in line with the Sepang Municipal Council’s (MPSp) move to turn the area into a green city, said council president Puasa Mohd Taib.

“We are the second local authority in Selangor, after the Petaling Jaya City Council (MBPJ), to offer the rebate in line with the green technology concept.

“However, our focus is on commercial properties while MBPJ places emphasis on domestic premises,’’ he said after chairing the council’s monthly full board meeting.

Puasa urged the rest of the business operators in the area to meet the green index requirement so that they too would enjoy the rebate.

“We introduced the rebate at the beginning of this year and will continue offering the incentive next year,’’ he said.

As part of its push towards achieving the green city status, Puasa said, the council would be seeking the cooperation from residents and business operators in Cyberjaya to reduce the use of water and electricity by 10%.

“A study will be carried out on the application of green technology on a wider perspective and this will be followed by the setting up of a Green Technology guideline,’’ he said, adding that the guideline was expected to be ready by middle of next year.

Puasa said the council would also be introducing a green rating system and a low-carbon programme in Cyberjaya by 2020.

Cyberjaya, he said, would be used as a model for the district as it would be easier to implement the green technology concept here compared to other parts of the district.

“Cyberjaya is a new city with proper infrastructure in line with the sustainable development concept and we hope to capitalise on it,” he said.

He also said that the council had organised two seminars since 2012 to expose stakeholders to the green technology idea.

PROPERTY developer Eco World Development Group Bhd is adding a little excitement to Semenyih with its “Under the Windmills” event in the Eco Majestic township.

The attraction, which opened on July 18, features 11 windmills.

The company says more than 20,000 people have visited the EcoWorld Gallery and Show Village so far to catch a glimpse of the windmills that will be on display until Aug 9.

The event includes a food bazaar, bicycle rides, arts and crafts stalls, and a photo booth. Visitors are also in for a different treat each weekend as a host of activities are lined up.

The company says the last weekend of the event will all be about kites, bites and bikes. Enjoy the simple pleasures from simpler times, such as kite flying, kite making, picnicking, biking and more.

The event is open to the public from 10am to 5pm on Aug 2 and from 4pm to 8pm on Aug 8. For details, call 03 8723 2255.

Mitsui joins the Nusajaya Tech Park family

TOKYO: Mitsui & Co. Ltd. has entered into a joint venture agreement with Nusajaya Tech Park Sdn Bhd (NTPSB), a company jointly owned by Asia’s leading business space solutions provider, Ascendas, and Malaysia’s leading property developer, UEM Sunrise Berhad, to offer Build-to-Suit (BTS) properties for lease in Nusajaya Tech Park in Iskandar Malaysia.

This joint venture marks the first Japanese partnership for industrial parks in Iskandar Malaysia. Mitsui has an extensive network in Japan and strong know-how in areas such as industrial property development, management and leasing.

Ascendas has an established track record and capabilities in quality business space development and management, while UEM Sunrise is a leading Malaysian developer with in-depth local market knowledge and capabilities. Mitsui and NTPSB will hold equity stakes of 49% and 51%, respectively, in the newly formed joint venture entity. Under the agreement, a total land area of 10.7-hectares will be set aside for BTS for lease within the 210-hectare Nusajaya Tech Park, at a projected development value of approximately SGD167mil (RM468mil) over four years.

Understanding that businesses have different requirements for space, be it manufacturing, logistics or hi-tech space, the Mitsui – NTPSB joint venture will provide one-stop solution to companies who prefer to operate in customised facilities on long-term leases, without the hassle and capital expenditure associated with the construction process.

The joint venture will oversee and finance the entire real estate process for customers, from design, construction, project management to property management, thereby allowing companies to focus on their core business while enjoying the benefits of a customised facility provided by a trusted developer with strong credentials.

Designed for a wide range of light to medium industries, Nusajaya Tech Park offers an eco-friendly and world-class business environment, with integrated industrial, commercial spaces, dormitories, amenities and support facilities, all in one location. For me, Kuala Lumpur CBD was the most suitable place to start up my business. Offering a unique business, I depend mainly on the strategic location, as well as the high number of tourists visiting this area. Yet it is not a good time for business now due to our country’s weakening economy and the implementation of GST.

Other than that, I don’t regret staying here. There are several concerns regarding traffic congestion and lack of effective public transportation in KL, but that doesn’t directly affect my business.

Working in Kuala Lumpur has been quite convenient for us, since everything we need is within a short distance. What can be improved here is the traffic congestion, as the public transportation offered so far can’t seem to curb this problem.

It would be quite a hassle to use public transportation, especially KTM, since it is overcrowded and unreliable most of the time. Besides that, everything here is pricey and the cost of living is high compared to other states.

Having lived in Malaysia for nine years, Kuala Lumpur CBD turned out to be the best area for me as an expat to have an equal balance of work and social lifestyle. Public transport is easily accessible in the CBD compared to other places. Moreover, taxi booking apps have made it easy, too.

My office is five minutes away from my home which makes it very convenient for me. I end up spending less in transportation. However, living in the CBD has some downsides as well. Food is more expensive and the traffic jam can be a huge headache at times.

Kuala Lumpur has been quite welcoming and we enjoy the environment the most. Even though the weather is quite hot, it is a nice place to visit. We travelled from Thailand by train and the feeling we got when reaching KL was something unexplainable. We felt safe.

There are food and ample shopping areas to explore. Love the diverse cultures here and with the help of our friend from KL, Chan, we are expecting to experience Malaysia more.

Kuala Lumpur provides the best ambience to work. There are ample job opportunities available here, especially for youngsters like us and the wages in KL are better compared to the outskirts. As for entertainment and emergencies, it is not necessary to travel far. Even though working in the city centre is quite awesome, the cost of living is a matter which needs more attention. The cost for parking and food is soaring, and it became worse after the implementation of GST.

What we really need in KL is more affordable parking and food with reasonable prices.

Living in Kuala Lumpur is one of the best decisions I made in my life. I moved to KL nine years ago to pursue my studies and now I’m married, and settled here. The best feature about KL is the opportunities it offers, which attract a high number of people from other states.

Surviving in KL is quite challenging, since everything is expensive here. But it is also a place worth staying as educational institutes, malls, parks, hospitals and public transportation are all a short distance away.

How public spaces make cities work

KUALA LUMPUR is ranked the 16th most liveable city in Asia although we have been given the dubious distinction of having the worst taxi drivers in the world. In asking myself what would enable a city like KL to move up in the rankings, I arrived at the conclusion that one aspect of what makes great cities comes down to the city’s ability to provide its citizens with amazing public spaces that will complement our great architecture.

There is no denying that Kuala Lumpur has its very own amazing green lung – our Lake Garden’s. This legacy from colonial times is really beautiful but remains far away from the working population in the Golden Triangle and the business district.

Unlike Central Park in New York or the many parks in the middle of the city in London, which interact with their business and residential districts, Kuala Lumpur is bereft of any great spaces near to where people actually work. The only public space within the commercial district of Kuala Lumpur is KLCC Park.

The KLCC Park is a public park located in the vicinity of Suria KLCC, Kuala Lumpur. The park has been designed to provide greenery to Petronas Twin Towers and the areas surrounding it.

The park itself contrasts as a calm environment in the midst of the hustle and bustle of the city. The park features many combinations of man-made designs to add plural connotation such as water features and also natural features such as trees, shrubs, stones and wood. Elements of shape and topography were created to give an illusion of space. The combination of trees, shrubs and sculptures were arranged to provide colour and form to the park.

Conservation and bio-diversity was a major influence in the creation of the park. Twenty three of the mature and rarer specimens were saved from the old Selangor Turf Club and transplanted into the park grounds. One thousand nine hundred indigenous trees and 66 species of palms were planted in the park to promote bio-diversity. The trees were deliberately selected to attract local and migratory birds.

However it appears that it was not designed for people and it shows as there is nowhere to sit!

Public spaces should be designed to attract people to them. They should have an incredible attention to detail and be created for the common good of the city. These spaces need not be large but rather frequently interspaced within the concrete jungle where we spend a disproportionate of our lives every day.

As living accommodation in the city shrinks there is an urgent need for its citizens to have places where they can bond with nature. Great public spaces are the living room of a city – where people can come together and enjoy the city and each other. Public spaces make high-quality life in the city possible. They range from grand central plazas to small squares and neighbourhood parks.

Parks are complex elements of a city. They can serve scores of different uses, may be specialised in their function, or can simply provide visual appeal for residents. However they work, they act to define the shape and feel of a city and its neighbourhoods. They also function as a conscious tool for revitalisation.

Parks can stem the downturn of a commercial area, support the stabilisation of faltering neighbourhoods, and provide a landmark element and a point of pride for constituents. For all these things to happen, the city needs to be open and aware of parks’ potential to spur revival, and support the elements that are needed to make that happen.

For these reasons, parks need as much thoughtful attention to design, location and surrounding uses as every other constructed element in the city, from housing to retail to commercial to entertainment. When careful attention is given to selective park creation or improvement, it will likely have a great impact.

Parks are good financial investment for communities
Parks provide intrinsic environmental, aesthetic and recreation benefits to our cities. They are also a source of positive economic benefits. They enhance property values, increase municipal revenue, bring in homebuyers and workers, and attract retirees.

At the bottom line, parks are a good financial investment for a community. Understanding the economic impacts of parks can help decision makers better evaluate the creation and maintenance of urban parks.

Wouldn’t it be a wonderful experience if we could wonder out of our offices and enter a park for lunch and read a book or meet with some friends for a chat? Some others may just like to pick up a cup of coffee and do some work in private.

However, we have witnessed the disappearance of our public spaces at an alarming rate in our cities across Malaysia as developers work hard to change the zoning to build new developments on green spaces or playing fields without consultation with the constituents.

The problem is further aggravated by the fact that many public spaces are poorly maintained and are in a terrible state of repair. Local authorities just don’t have a good culture of maintenance or have the required skill sets to ensure that public spaces are kept in a pristine condition. This has to change.

Claiming public spaces is very difficult – losing them is very easy. There is a need for local planners to take a lead and be vigilant champions in the design, creation and maintenance of our public spaces. Every park should be a key element in any city or town and cherished and nurtured for the benefit of their citizens.

It reminds me of the song Big Yellow Taxi by Joni Mitchell in which she sings the following verses:

“They paved paradise
And put up a parking lot
With a pink hotel, a boutique
And a swinging hot spot

Don’t it always seem to go
That you don’t know what you’ve got
Till it’s gone
They paved paradise

PROPERTY development has captured the imagination of Malaysian businesses across the board in the last decade.

Almost every sizeable company has a property division and almost all businesses with extra cash and land bank are venturing into property development.

Even landowners without capital are joint venturing with developers to ensure they share a bite on this seemingly expanding yet lucrative piece of cake.

One may see companies relocating their operation or headquarters from the prime land, which they were sitting on, to start their claim as a property developer on the land.

To further maximise the return on land and match with the preferred lifestyle of living in urban Malaysia now, the strata format has gained momentum.

Not to mention that the current market trend is to move out from the “nest” after one is financially independent.

With the effective implementation of Housing Development (Control and Licensing) (Amendment) Act 2012 (“HDAA”), Strata Titles (Amendment) Act 2013 and Strata Management Act 2013 (both “Strata regime”) on June 1, the rules of the game are now changed and the barrier of entry has never been higher.

Previously, housing developer has to deposit RM200,000 with the Controller of Housing (“controller”) as a requirement for the developer licence and it is now increased to 3% of estimated cost of construction minus land cost. This will open up a floodgate of consultation until an amicable agreement is reached.

It is also a requirement now under the strata regime to file the schedule of parcels prior to the developer selling any parcel or proposed parcel in the development area which in effect restrict the developer from making any adjustment to the proposed quantum of provisional share units for its later phase development.

The mere act of filing is simple but the upfront commitment in limiting the commercial gain is painful to the developers.

There are also notable amendments to the prescribed sale and purchase agreement under HDAA 2012 especially Schedule H that facilitate the strata residential development.

Under the new Schedule H to be used for housing project with advertising permit and development licence issued after June 1, the developer has to settle the redemption sum owed to its bridging financier if the amount of redemption sum is more than 35% of the purchase price before the purchaser makes payment in excess of 50% of the purchase price.

The purchaser need not make any further payment until the developer complied with the same.

The stipulated manner of delivery of vacant possession in Schedule H now is conditional upon the separate strata title being issued by the authority.

Nonetheless, the developer may apply for certification from the controller before delivery of keys to the purchaser in the event that the strata title is not issued yet, provided always that such non-issuance of strata title is not attributable to the developer’s fault;

The previous 14 days deeming provision for the delivery of vacant possession is now 30 days from the date of service of notice which effectively cut the construction period to 35 months.

The amendment in the schedule of payment postpones 5% of the purchase price to be paid to the developer from previously during construction stage to the date of taking vacant possession by the purchaser.

There are also now improved statutory termination and abandonment provisions under the HDAA 2012 that provides for the situation where the purchaser may terminate the sale and purchase agreement when the housing developer ceases or refuses to work for a continuous period of six months. The housing developer on conviction, shall be liable for a fine ranging from RM250,000 to RM500,000, or a maximum three- year imprisonment, or both.

Homeownership is the undisputed agenda of the day. While the Government is still playing catch up in its effort to provide affordable housing, a regulated regime in private housing development is the better way to go now.

The significance of raising the bar will phase out smaller and “fashionable” developers out of the housing development system while ensuring serious players deliver on their promise under a much-regulated regime.

Indirectly, homebuyer protection in Malaysia has now moved up a few notches.

The low density project offers multiple amenities

ALMOST two decades after its inception, Cyberjaya has reached a tipping point in terms of infrastructure development and population growth.

With a population of about 90,000, master developer of the 7,000-acre township Setia Haruman Sdn Bhd is working towards increasing its critical mass.

Several universities have set up their campuses there and about 40 multinational companies have moved there.

“Besides the student population, many are upgraders from Puchong.

Executive chairman Ahmad Khalif Tan Sri Mustapha Kamal says more people are moving to Cyberjaya while working in Petaling Jaya and Kuala Lumpur.

There is considerably less population as there are no factories there, says Ahmad Khalif. Close to half of Cyberjaya is reserved for public amenities and greenery.

Most of the developments there are gated and guarded with security features.

“It is a lifestyle that is quite unique,” he says, adding that the distance has not been a deterrent as it is served by North-South Expressway Central Link, Damansara-Puchong Highway, Maju Expressway, Elite Expressway and South Klang Valley Expressway.

According to the Cyberjaya website, about 71% of its land has been developed, under construction, or in planning stages.

Besides being the master developer, Setia Haruman is also the developer for some of the parcels. This means it will be able to offer buyers a somewhat more competitive rate because there isn’t a second developer to cream off the margin.

Known as Ceria Residences, Setia Haruman will be launching Tower Two of Ceria condominiums on Aug 1.

Consisting of 150 units of two-storey terraced villas and 350 condominiums in two towers spread over 19.5 acres, Ceria Residences has seen strong sales. Incidentally, this is a freehold gated and guarded development.

The villas were launched in July last year and the take-up rate is 80%, while more than half of Tower One of Ceria condominiums has been sold since its launch in November last year.

The villas have lot sizes ranging from 22 x 75 ft to 24 x 80 ft, with large built-up area of 2,679 sq ft onwards, as well as five bedrooms with five ensuite bathrooms. Prices are from RM911,800 to RM1.18mil, or from RM337 per sq ft.

The condominiums are from 1,000 sq ft (Type A which are three-bedroom units) to 1,292 sq ft. Prices for available condominiums start from RM546,800, or from RM500 per sq ft. The development has a gross development of value of RM330mil.

A hit among owners and investors

So far, the project seems to have been a hit with families and upgraders who relish the space. For investors, larger condominium units have a dual key concept which allow owners to get extra rental income.

This is because Type B (1,191 sq ft) and Type C (1,292 sq ft) condominium units are designed with a studio suite with its own bathroom and separate entrance, in addition to a conventional three-bedroom/two-bathroom layout.

“The dual key concept allows a home owner to have two homes in one. Imagine owning a typical three-bedroom condominium but attached to this unit is a studio suite complete with its own kitchen and bathroom. This studio unit has a separate key and entrance,” says Ahmad Khalif.

 “Investors have the freedom to rent out both the larger conventional and studio units, or just rent one and occupy the other. Also, for big families, the dual key concept is convenient – essentially, you have four bedrooms/three-bathrooms,” says Ahmad Khalif, adding that rental demand was good due to the many multinational corporations and institutions of higher learning in Cyberjaya.

He noted that high-rise units with one to three bedrooms in Cyberjaya had provided decent rental returns.

“A 600 sq ft unit can command a rental of about RM1,400 per month. Units such as Gardenview Residence measuring 1,023 sq ft have been rented out at RM2,600 per month,” says Ahmad Khalif.

He says buyers like the low density development, with an overall 25 units per acre.

Ample parking

Condominiums, depending on built-up areas, come with two for three covered car parks and multiple air-conditioners.

Owners will share a club house with facilities which include pool, gym, sports hall with two badminton courts, an indoor half basketball court and a children’s playground and a Rimbun Ceria recreational park.

In terms of security, the development has a closed circuit television and vehicle card access systems, as well as individual gate and fences for terraced villas.

Another highlight is the 100Mbps Internet broadband speed, offered at RM179 per month.

“This high speed Internet connection at a competitive price will be an added advantage,” said Ahmad Khalif.

Monthly service charges for Ceria Residences units are at RM100 to RM130 per month for the villas and 20 sen per sq ft for the condominiums.

Two shop lots and a cafeteria located at the Anjung Ceria clubhouse and more than 140 car parks at the Ceria Condominiums will be transferring to the residents’ management corporation. This will enable it to collect rental revenue to offset some of the service charges, says Ahmad Khalif.

UEM Sunrise buys Melbourne office building for RM161m
KUALA LUMPUR: UEM Sunrise Bhd has recently completed its third property acquisition in Melbourne, for A$58mil (RM161mil), which it intends to develop into a luxury residential project.
This comes after its purchase of two CBD sites on LaTrobe Street and Mackenzie Street in October 2013.
The property, a 21-storey office building on 412 St Kilda Road, one of the main routes into the Melbourne CBD and spans 16,000 sq m. UEM said it intends to for the property is to develop an “ultra-luxurious” residential development, potentially with a mix of ground floor retail and serviced apartment components.
The building is currently occupied by the Victorian Police and will be vacated after mid-2016. The property has views of the Royal Botanic Gardens, Shrine of Remembrance, Albert Park and Port Phillip Bay.
“The decision to acquire the 412 St Kilda Road site is part of our strategy to ensure steady flow of overseas projects. The property is in a different location from the two core CBD sites we currently own. Being in the city fringe, it promises a different lifestyle and thus, will appeal to a different market segments,” said managing director/chief executive officer Anwar Syahrin Abdul Ajib.
He said the acquisition is timely and would strengthen UEM’s momentum of its pipeline projects in Melbourne.
Besides Melbourne, UEM is also pursuing development opportunities in key cities such as Sydney and London. It also has presence in Vancouver, Canada and has land bank in Durban, South Africa.

Comfortable housing for soldiers under 11MP

KUALA LUMPUR: The Defence Ministry (Mindef) aims to provide 30,000 units of comfortable housing to Malaysian Armed Forces (ATM) personnel and veterans under the 11th Malaysia Plan (11MP).

Its minister Datuk Seri Hishammuddin Tun Hussein said improving the welfare of ATM personnel and veterans was one of five areas that the ministry would be focusing on in the five-year plan.

According to him, the ministry was preparing a special blueprint for the Armed Forces Family Home (RKAT).

“It requires more detailed discussion, and I plan to present it to the public through a master plan.

“RKAT gives hope to our personnel and veterans. We care about their welfare and will do whatever it takes to provide them infrastructures such as housing,” he explained.

When asked if there were criteria that needed to be satisfied to qualify for RKAT housing, Hishammuddin said the details would be contingent upon Budget 2016.

“It depends on what would be supplied to the ministry under RMK11, which will only be specified in the next budget announcement,” he added.

Hishammuddin said the 30,000 units would be provided throughout 11MP and 12MP spanning 10 years.

Under 11MP, the ministry also aims to improve ATM’s asset and infrastructure, increase its capacity in handling non-traditional threats, strengthen innovation and commercialisation in the defence industry and revamp the National Service Training Programme (PLKN).

Hishammuddin spoke to reporters at the monthly meeting at the Mindef headquarters in Jalan Padang Tembak here yesterday.

Also present was newly appointed Deputy Defence Minister Datuk Wira Mohd Johari Baharum.

BUYERS of condominiums in the T-Parkland development in Templer Park believe they got a raw deal when they collected the keys to their units.

They discovered that there was no water supply.

During a site visit on July 19, about 20 apartment owners expressed concern that they were hastily given keys to their homes by developer B&G Majestic Property Sdn Bhd, a subsidiary of MCT Bhd, to avoid further penalty charges for delayed handover of the units.

The 240 units of the condominium in Rawang have since been connected to the water supply.

However, owners like Chei Chuen Hau, 40, still question the developer’s architect who confirmed completion of construction in line with requirements for the issuance of the Certificate of Completion and Compliance (Form F).

“Everyone collected the keys on June 18, although there was already a delay because we signed the sale and purchase agreement in 2012 to collect by May 16 of this year.

“That meant I had to start paying RM1,750 a month for the bank loan, land tax and assessment tax, which the developers asked us to bear because they gave us the keys.

“There are five of us in the family and we ended up having to pay RM1,000 for rent while waiting for the developers to set up the water supply and the installation of kitchen appliances like the oven.

“Now the unit owners have all moved in and developers have promised to fix the kitchen furnishings by the middle of August,” he said.

Chei wrote to the Board of Architects Malaysia (LAM), Selayang Municipal Council (MPS), and State Housing Department on July 7.

During a visit to the development, Kepong Community Centre head Yee Poh Ping raised the issue of the local council’s approval of the CCC without the developer providing access to water.

“The buyers want to know why the banks did not investigate or check the certification before releasing the buyers’ loans to the developer, as it resulted in them having to pay loan instalments before they could move in.

“Who will be responsible for their losses?” he said.

MCT Bhd executive assistant to the director, Joyce Goh said the bulk water meter had been installed by July 3.

“It was basically a breakdown in communication between us and the owners and we took immediate action after receiving their complaints.

“We have complied with all the requirements and met face-to-face with the purchasers to discuss their issues on July 21.

“It is standard procedure to obtain the CCC first then proceed with the application for the meter and water supply. The water supply is connected only after getting the CCC.

“The buyers also signed a letter of acceptance agreeing that the free-of-charge furniture would be installed after the CCC had been obtained,” Goh said.

Selayang Municipal Council corporate director Mohd Zin Masoad said the buyers must refer to the developers and consultants of any damages or problems as it is still within the defect liability period.

“The architectural firm responsible will face the possibility of licence suspension if requirements were not met,” he said.

THE International Architecture, Interior Design and Building Exhibition (Archidex) will return for the 16th year with an additional hall this time around.

C.I.S Network president Datuk Vincent Lim said the exhibition, which will be held from Aug 12 to 15, was set to occupy nine halls in the Kuala Lumpur Convention Centre whilst also taking up extra space in Mandarin Oriental Kuala Lumpur located next door.

“There will be more than 550 Malaysian and international exhibitors taking up over 1,300 booths, marking a 4% increase in exhibition space compared to last year,” said Lim.

He also revealed that there would be five country pavilions, featuring Austria, China, Germany, Singapore and the US as participating countries.

The exhibition, jointly organised by Malaysian Institute of Architects (PAM) and C.I.S Network, will cover nine product categories for architecture, interior design and building industry, including eco building products.

Eco-B, the exhibition that focuses on environmentally responsible technology advancements and buildings will also run alongside Archidex, as in previous years.

On top of new product and innovation showcase as well as networking sessions, the exhibition will host the International Architectural Design Conference (Datum:KL), Kuala Lumpur Design Forum, Green Building Forum, Professional Practice Forums as well as trade talks.

Shedding light on the anticipated Datum:KL conference, PAM president Mohd Zulhemlee An said this year’s invited speakers were experienced architects.

They include Marlon Blackwell and Meryati Johari from the US, Shingo Masuda from Japan and Malaysia’s own Ken Wong and John Ding.

He said the exhibition and programme line-up should extend beyond people of relevance to the field.

“My objective for this year’s exhibition is to get the public to know more about architecture and to be involved with what we do,” he said, adding that this year’s speakers would enable the public to understand the subject better.

The year marks the rebranding of the New Eco Product Awards to Green Dot Award, as well as the eco collaboration between Archidex and Malaysian Association of Convention and Exhibition Organisers and Suppliers (MACEOS) together with Biji-Biji Initiative.

The collaboration involves gathering used banners, which will be upcycled into fashionable bags by the Biji-Biji Initiative social enterprise.

With the importance placed on green efforts in the architectural realm, Mohd Zulhemlee said even the exhibition has taken on environmental-friendly measures, with registration processes and catalogues going digital via the downloadable Archidex app.

“This will provide visitors a new experience,” he added.

Lim said they were anticipating about 34,000 trade visitors this year and targeted about RM1bil in business transactions from the exhibition.

PETALING JAYA: Garment-maker-turned-property developer Yong Tai Bhd has entered into five separate memorandums of understanding (MoUs) to acquire land and businesses that can provide the company with five potential property development projects in the Klang Valley, Malacca and Johor.

Yong Tai told Bursa the five projects were expected to carry a combined gross development value (GDV) of RM7bil over the next eight years.

Executive director Ng Jet Heong said the move was in line with Yong Tai Group’s expansion and that it would “continuously seek” to acquire more land.

He said the MoUs will enable them to come to more definitive agreements for the proposed acquisitions and proposed JVs.

Trading in the shares of Yong Tai, which was suspended on Monday pending the above announcement, would resume today.

The counter was last traded at 78 sen prior to the suspension yesterday, when Yong Tai signed MoUs with PTS Impression Sdn Bhd, Yuten Development Sdn Bhd, Terrawest Resources Sdn Bhd, Land & Build Sdn Bhd and Admiral City Sdn Bhd.

The deal with PTS Impression and its vendors involves Yong Tai acquiring its entire equity stake. PTS Impression holds the rights to produce and stage a tourism performance known as “Impression Melaka”.

The deal with Yuten and vendors involve Yong Tai acquiring 100% of Yuten which has a joint venture arrangement with Fahad Holdings Sdn Bhd to jointly develop two adjoining parcels along Jalan U-Thant, Kuala Lumpur.

The MoU with Terrawest and vendors will see Yong Tai acquiring the company for its two parcels of freehold and contiguous land in Puchong, Selangor.

As for its MOU with Land & Build, Yong Tai is eyeing its development rights to develop two freehold parcels in Johor Baru.

Meanwhile, Yong Tai’s deal with Admiral City involves the proposed acquisition of 17 acres of seafront land in Kawasan Bandar VI in Malacca and to jointly develop 100 acres of leasehold land adjacent to the Impression land in Malacca.

Yong Tai said the MoUs would remain in force for three months, while the Admiral City agreement expires in two months.

Of the five potential projects, the company said Malacca development projects could potentially contribute GDV worth RM6.3bil, while those in the Klang Valley and Johor Baru may contribute RM341mil and RM363mil, respectively.

These potential projects would include the tourism and mixed developments at Kota Laksamana, Malacca, comprising the “Impression Melaka” and “Impression City” projects, upmarket and luxury service apartments project at Jalan U-Thant, Kuala Lumpur, a mixed development project comprising one tower block of small-office-versatile-office units and one hotel tower in Puchong, Selangor, and a mixed development project comprising retail and SoVo units, hotel and office suites in Johor Baru.

PENANG Development Corporation (PDC) has inked a joint venture agreement with two Singapore-based companies to develop a RM1.3bil Business Process Outsourcing Prime (BPO-Prime) Complex in Bayan Baru.

The complex will be built on a 2.8ha of land where the PDC office is located currently.

Chief Minister Lim Guan Eng, who witnessed the agreement signing ceremony, said the collaboration with Temasek Holdings and Economic Development Innovations Singapore is a testimony of confidence and trust the international business community has in the future of Penang.

“BPO-Prime will represent the prime business hub in Malaysia’s Multimedia Super Corridor at Penang Cyber City 1 in Bayan Lepas with a gross developmental value of RM1.3bil and gross floor area of minimum RM1.6mil sq ft,” Lim said.

He added that the project would start in 2016 and was expected to finish by 2019.

Lim said BPO-Prime would be the catalyst for the Penang’s industrial transformation, such as creating a new cluster of economic development in BPO, Knowledge Process Outsourcing and Information Technology Outsourcing.

“It will also become the home to multinational companies and it is estimated to create 4,000 high-income and quality job opportunities.

“Its high value added ser-vices hub includes customer operations, data processing, back office administration, accounting, technical support, transcription, software development, IT consultancy and disaster recovery services,” he said.

Lim said BPO-Prime would ensure progress in economic vibrancy, social development, liveability and sustainability.

“The Shared Services Outsourcing (SSO) sector has achieved rapid growth over the years and the state’s SSO is providing more than 8,000 high-income jobs to locals as well as serving both regional and global markets,” he said.

KUALA LUMPUR: Property developer UEM Sunrise Bhd has completed the acquisition of a 21-storey office tower in Melbourne, Australia, for A$58mil (RM161mil).

In a statement issued yesterday, UEM said the 172,223-sq ft building located on the strategic site of St Kilda Road was one of the main routes into Melbourne’s central business district (CBD).

This marked UEM’s third property in Melbourne after its purchase of two CBD sites on LaTrobe Street and Mackenzie Street in October 2013.

UEM said it intended to develop an “ultra luxurious” residential development, potentially with a mix of ground floor retail and serviced apartment components.

The building, which has views of the Royal Botanic Gardens, the Shrine of Remembrance, Albert Park and Port Phillip Bay, is currently occupied by the Victorian Police. They will be vacating after mid-2016.

He said the acquisition was timely and would strengthen UEM’s momentum of its pipeline of projects in Melbourne.

He said Australia’s strong economic fundamentals and the steady population growth in Melbourne of 1,800 people per week based on the Australian Bureau of Statistics figures in March, translated into a housing demand of almost 900 units per week, and were among the reasons for the company to strengthen its overseas portfolio.

Apart from Melbourne, UEM is also pursuing development opportunities in key cities such as Sydney and London in the United Kingdom. The company has a presence in Vancouver, Canada and continues to retain landbank in Durban, South Africa.

UEM has also been appointed as the project manager (marketing) for M+S Pte Ltd, a company owned by Khazanah Nasional Bhd and Temasek Holdings Pte Ltd for its Marina One and DUO mixed-used developments in Singapore.

Who would have thought that the once-sleepy area of Subang Jaya would now be a booming and bustling town?

What comes to mind when “Subang Jaya” is mentioned? People will get the initial impression of a renowned educational hub, and that’s no surprise considering how some of the nation’s top schools, colleges and universities can be found there. But is that all there is to this rapidly developing area?

The benefits of investing in a neighbourhood as strategically located Subang Jaya are many, when one takes into consideration the important factor of connectivity. It makes for a highly sought-after address, with property prices rising steadily. As an example, non-landed residential properties commanded an average transacted price psf of RM581 psf in Q3 2014, which is an increase of 15% from RM506 psf in Q3 2013.

Host of amenities
Subang Jaya certainly has plenty of hidden gems. Apart from creature comforts such as well-equipped medical centres, cafes and eateries, as well as entertainment outlets, there are also plenty of shopping malls for some retail therapy. Alongside the older and established ones (Subang Parade and The Summit, to name a few), there are also Empire Shopping Gallery and One City.

Heightened connectivity
Subang Jaya is an area that enjoys ease of access to other prominent areas, with no shortage of major highways and main arteries. Going to and fro is a breeze via the Damansara-Puchong Expressway (LDP), Federal Highway, Shah Alam Expressway (KESAS), New Klang Valley Expressway (NKVE) and New Pantai Expressway (NPE). As for public transportation, there is the existing KTM Komuter train, as well as the upcoming Kelana Jaya LRT line extension, which will be at the existing Subang Jaya station. The area is not without its flaws. The Subang Jaya municipality has a current approximate population count of 740,000 (source). Due to the high numbers, the roads can become heavily congested during peak hours, and there have been many complaints of parking woes. Relief comes in the form of the first transit-orientated development as part of an urban regeneration scheme of the Subang Jaya City Centre (SJCC).

The transit-orientated development is sited on more than 12 hectares, and its master plan is to create a multi-modal transport hub that seamlessly integrates a mix of retail, hotel, service apartments, SOHO and office suites. Expect to find world-class facilities and infrastructure on site, courtesy of Sime Darby Property who engaged the services of Benoy, an award-winning internationally-recognised designing company. The design concept aims to maintain a green vision, and is inspired by the natural history of the site and the intricate patterns of the oil palm tree. It will serve to become the nexus between the community and businesses.

Tropicana Metropark is also another project to look out for. It offers a harmonious blend of educational, medical, commercial and public infrastructure which can all be found within one development. Set to become a self-sustained township, this development is brought together by a landscaped 9.2-acre linear park which acts as the social heart and green lung for residents and visitors alike.

A recent partnership with global educational group GEMS Education sees Tropicana Metropark benefitting from a RM50 million international school campus. Upon its completion in 2017, it will be able to take up to 2,400 students, supported by 450 teachers and staff.

There will be a free StarProperty.my “Own It” forum for first-time home buyers at Tropicana Metropark on August 8, and while there, participants could take a look at the work-in-progress of the development. The Central Park has been completed and they have recently introduced a commercial component, Midori Flexi Suite.

With these upcoming developments complementing the existing ones, Subang Jaya is looking all set to blaze the trail as a modernised and revitalised town fit for living and investing alike.
