Looking to KL’s north-east

One of the largest townships in Kuala Lumpur, Wangsa Maju and its surrounding areas are going through a transformation as developers are rushing to cash in on the previously untapped market.

Within the roughly 10km radius of Wangsa Maju, residents saw rapid urbanisation in the mid-1980s as part of Greater Kuala Lumpur’s development programme. The nearby areas of Bandar Tun Razak and Bandar Tasik Selatan also saw development under the programme.

In the late 1990s, however, development in those areas slowed down as newer townships such as Kota Damansara, Damansara Perdana, Mutiara Damansara and Mont Kiara began to emerge.

Today, as the population in the city and Greater Kuala Lumpur area continue to grow, coupled with land scarcity, developers are revisiting Wangsa Maju and its surrounding areas for new investments.

As the area already provides easy access to those working in the city, thanks to several major roads and highways including the Middle Ring Road 2, Jalan Pahang and Duta-Ulu Klang Expressway, Wangsa Maju is definitely a hot-spot for those looking to invest in Greater Kuala Lumpur property.

And the existing LRT line only makes the area more attractive to first-time home buyers.

Home to mainly low- and middle-income households, the north-east area of Kuala Lumpur is expected to see an influx of people from higher income brackets thanks to some high-end developments.

Sunway Integrated Properties, the property division of Sunway Bhd, a leading property-construction powerhouse listed on Bursa Securities Malaysia has established its mark in the area with the launch of Sunway Montana, one of the first landed developments in the area to integrate a clubhouse.

Strategically located within the neighbourhood of Desa Melawati, an estimated 12km from KL’s city centre, the second phase of Sunway Montana, called the Garden Homes, will be the final phase of the development. Garden Homes is close to the 14-acre private forest that lies at the fringe of the entire 56.4 acre development with an estimated gross development value of RM280 million.

The developer says the project integrates nature, the latest innovations in sustainability and will be enhanced with environmental and energy conservation features to redefine the standards of quality urban living, all while allowing each home a picturesque view.

Wangsa Maju and its surrounding areas are ready for high-end properties.

To promote an appreciation for nature, a 30m skywalk will be built, traversing the secondary forest, allowing Sunway Montana’s residents a spectacular walk within a green lung.

A 1km jungle trail is also being demarcated by the developer to enable residents to hike through the forest in the near future.

The design of the Garden Homes is a fifth-generation innovation of Sunway’s largely successful townhouse developments Sunway Challis Damansara, Sunway Parkville, Sunway Laman Impian and Sunway SPK 3 Harmoni.

Elegantly designed, the townhouses are double volume and 32ft wide, among the widest available in its category.

Each unit is designed according to the contour of the gracefully undulating terrain, and planned in order to capitalise on the green views of the KL cityscape.

The Garden Homes townhouses start from RM1.45mil and range from 2,293sq ft to 2,750sq ft. The project is scheduled for completion by the end of 2015.

With the new wave of developments in Wangsa Maju, IJM Land also anticipates strong sales for the introduction of Seri Riana Residence Phase 2, in view of the overwhelming sales recorded for the previous phase.

The new condominium development saw 95% of Phase 1 sold out within 10 months of its launch, achieving sales of RM330mil.

Wangsa Maju’s still relatively green areas are said to be one of the main attractions for developers.

“The Seri Riana Residence is one of our finest examples of the ‘live-play’ balance, offering a master-planned design with a unique view of the city together with the fresh air and greenery of the surrounding landscape,” Soam added.

With a total gross development value of RM610mil, Seri Riana Residence is divided into two phases. Phase 1 comprises five blocks with 396 residential units. Phase 2 has 284 units split into two high-rise blocks. The development comes replete with 2.8 acres of themed landscaped parks, a sports centre, children’s play zone, a green lawn, a 40m lap pool, a sauna and more.

Other developers are also moving into the area to tap into the next big catchment area in Greater Kuala Lumpur. Sime Darby Property has launched The Veo, a luxurious high-rise condominium designed London-based architects.

Besides Sime Darby Property, IRDK Land Group has also shown interest in the area with the announcement of a high-rise mixed development project located next to the Wangsa Walk mall.
